Self-Storage Facilities
Self-storage buildings are generally 39-year nonresidential real property. Unit partitions, site paving, and office fit-out are the usual study lines. No IRS self-storage matrix was found. This page does not decide whether unit walls are structural components.

Key takeaways
- Climate-controlled and drive-up buildings are still buildings under Treas. Reg. §1.48-1(e)(1) and are generally 39-year property.
- Self-storage is a rental business, but the buildings are not residential rental property under the dwelling-unit definition.
- Interior unit partitions may be structural or personal property depending on permanence and function; that question is unverified in IRS self-storage guidance.
- Paving, fencing, and access gates are usually reviewed as class 00.3 land improvements by analogy to other matrices.
- Do not treat hallway lighting as 5-year property just because units are rented.
- Bonus depreciation as of 2026 can apply to qualified office furniture, site work, and QIP acquired after January 19, 2025, not to the 39-year buildings.
Self-storage is a rental activity, but the structures are not residential rental property. Section 168(e)(2) requires dwelling units — houses or apartments used to provide living accommodations. Storage lockers are not dwelling units. The recovery period for the buildings is generally 39 years. Treas. Reg. §1.48-1(e)(1) lists warehouses and stores as buildings; a climate-controlled storage hall fits the same definition of a roofed structure enclosing space.
No IRS guidance specific to self-storage was found in Publication 5653. Whether unit partitions are building components is fact-dependent and unverified as an industry rule. Treas. Reg. §1.48-1(e)(2) lists partitions as structural components. Senate report language quoted in the ATG distinguishes movable and removable partitions. Metro National allowed movable gypsum partitions on its office facts. Storage unit walls that are part of the original building plan, welded to the frame, and not reused elsewhere often look more like structural partitions. This page does not decide that question for any facility.
Site paving, fencing, and exterior lighting are analyzed as land improvements or personal property on the facts. Class 00.3 is the usual starting class in Publication 946. The residential matrix treats a site security gate as 00.3; that is the closest official gate row and is analogy here. Building-mounted hallway lighting is generally a structural lighting fixture. Pole-mounted drive-aisle lighting is usually 00.3.
A leasing office, packing-supply retail, and truck-rental canopy are separate components. Office furniture is class 00.11, 7-year, when it is not a structural component. Retail fixtures in a lock shop can be class 57.0. Truck canopies may resemble the canopy analysis in Rev. Rul. 2003-54 only when the facts match that ruling’s stand-alone, bolted, reusable gasoline-pump canopies. A canopy that is part of the office roof is a different structure.
Climate-control HVAC that serves the building is a structural component. Sole-justification equipment installed solely to meet temperature or humidity needs of other machinery or of stored goods can be personal property under Treas. Reg. §1.48-1(e)(2) when those facts exist. Allocation of HVAC is not appropriate. Do not treat a rooftop unit as 5-year property merely because units are climate-controlled.

Partitions and the building definition
If partitions divide rooms or control traffic and are part of the building’s operation, the ATG matrices treat them as building regardless of height. If they are readily removable and reusable, personal-property treatment may be supportable on Metro National and the Senate report language. Self-storage unit walls sit between those poles. Document how they are attached, whether they are moved, and whether the building can operate without a particular wall.
Do not say unit partitions “are” 5-year property in every facility. There is no IRS self-storage row that says so.
Site work and access control
Drive aisles, customer parking, and perimeter fences are typically 00.3. Building-protection bollards can be 39-year in the dealership matrix; bollards that protect site items can be 15-year. Access-control gates follow the residential site-gate analogy (00.3) unless they are shown to be something else.
Rev. Rul. 2003-54 does not classify a self-storage canopy. Use it only for canopies that match the ruling’s construction and purpose.
Documentation
Unit-partition shop drawings, HVAC zoning that shows building comfort versus a process unit, gate and fence invoices, and office FF&E lists kept out of the building contract are the useful records. New facilities can use actual costs. Acquired facilities need land first and a field inspection.
AmeriSouth is an apartment case. It is a caution against listing every door and light as 5-year property without evidence, not a self-storage holding.
Bonus depreciation and QIP as of 2026
Qualified property acquired after January 19, 2025 is eligible for 100% bonus depreciation under Notice 2026-11. The 39-year buildings are not qualified property. Office furniture, qualifying gates and paving, and QIP can be. Binding contracts on or before January 19, 2025 stay on the phase-down.
Later interior improvements of the office or of a nonresidential hall may be QIP if they meet §168(e)(6). Adding a new building is an enlargement or a new building, not QIP. Educational information, not tax advice.
Limits
No IRS self-storage matrix was found. Do not invent a typical partition percentage. Confirm partition classification with a CPA and, where used, an engineer.
Residential storage rooms inside an apartment building follow the residential matrix, not this page. Mixed sites with apartments and self-storage need the 80% test on the dwelling buildings.
